1. Client Challenge:

The city contracted with an ESCO for an energy savings performance contract and RTS worked with the ESCO to complete an investment-grade audit and design upgraded lighting systems in several city buildings, parks, and recreational areas.  The project involved several goals, first to conserve energy, second to reduce maintenance costs, and third to add lighting controls to the exterior lighting at several of the larger, high use park and recreation areas.

2. Lighting Solution:

Retro-Tech designed a 100% LED solution using a combination of tubular LED T8 lamps, screw-in LED lamps, retrofit kits, new fixtures, and advanced lighting controls.  The majority of the controls and exterior fixtures were sourced locally from Michigan based manufacturers.  Installed in 7 parks, the exterior advanced lighting control system provides the city with real-time monitoring capability (from both PCs and mobile devices) and allows for scheduling, occupancy control and dimming to maximize energy savings.  For instance, in Kollen Park, at night the park lights dim by about 70% until they are activated by a person walking through the park, at which point the fixtures all come up to full output.  They will remain at full output until 10 minutes after detecting someone.

3. The Results:

The project included 11 city buildings and several parks with annual energy and maintenance savings of over $200,000.  In all, RTS upgraded or replaced over 2,000 fixtures from legacy light sources to LED, along with the installation of the advanced lighting control system for several parks and occupancy controls inside of a number of buildings.
